Properties for Sale in Costa del Sol

The Costa del Sol is the Mediterranean coastline of the province of Málaga in southern Spain. Its western stretch – from Mijas through Marbella, Benahavís and Estepona towards Manilva – is where most international buyers look for a permanent home, a second residence or a long-term investment.

The market is varied: frontline beach apartments and penthouses, golf-side townhouses, contemporary villas in the hills and a steady pipeline of new developments. Málaga Airport and the AP-7 and A-7 coastal roads connect the whole coast, while the wider area offers international schools, private healthcare, marinas and dozens of golf courses.

How buying property in Spain works

  1. NIE and bank account

Foreign buyers need a Spanish tax identification number (NIE) and usually a Spanish bank account to pay the deposit, taxes and running costs.

  2. Reservation

Once you choose a property, a reservation agreement and deposit take it off the market while the legal checks are carried out.

  3. Independent legal due diligence

Your own lawyer checks ownership and charges at the Land Registry, planning status, licences, community fees and outstanding debts.

  4. Private purchase contract

Buyer and seller sign a private contract (often an arras contract) with an agreed deposit and completion date.

  5. Completion at the notary

The title deed (escritura) is signed before a Spanish notary, the balance is paid and the keys are handed over.

  6. Taxes and registration

Purchase taxes are paid and the deed is registered at the Land Registry in your name.

Purchase taxes and fees depend on whether the property is a resale or a new build and on your personal situation. We always recommend confirming current rates with an independent lawyer or tax advisor before signing.
